A failed system in a commercial space isn't just uncomfortable — it's closed sections, employee complaints, product at risk, and revenue walking out the door. We work around your hours, scope the whole property, and put a maintenance agreement in place so the next failure doesn't catch you mid-service.

Exactly what’s included

  • A full property walk covering every RTU, split system, and mini-split — a zoned map of what you have, the age of each unit, and where each one stands today
  • Service scheduled around your business hours — early morning, evening, and weekend slots available so the crew isn't working around your customers or staff
  • Rooftop unit access with proper equipment and fall protection — RTUs are the workhorses of South Florida commercial buildings and they get neglected until they fail
  • Server room and cold-storage mini-split evaluation — these zones carry tighter temperature tolerances and usually need a dedicated assessment separate from the main system
  • Documented service record for each unit — useful for property managers, lessors, compliance reporting, and end-of-year maintenance budgeting
  • A maintenance agreement scoped to your property and schedule — flat pricing, priority response, and no surprise dispatch fees when something goes down

How the visit goes, step by step

  1. 1
Walk the property, map every unit

We come out before quoting anything. RTUs on the roof, splits in the back office, the mini-split in the server room that no one checks — we find all of them, note the model, age, and condition, and hand you a picture of the full fleet before a single dollar is committed.

  2. 2
Scope the work and schedule around you

We know a restaurant can't go dark at noon service. We know a dental office can't have a technician in the hallway during patient hours. We schedule for what your operation actually needs — and we put the timing and scope in writing before we start.

  3. 3
Service, repair, or install — staged and coordinated

Commercial systems often need staging — one zone at a time to keep the building running. We tell you the sequence upfront and stick to it. No half-finished jobs left open waiting for a follow-up visit that takes weeks to schedule.

  4. 4
Written report and a maintenance calendar you can plan around

After every visit you get a written record: what we found, what we did, and what's coming due. If a unit is aging toward replacement, you see it in the report with enough lead time to budget it properly — not as a weekend emergency.

Real South Florida examples

The kind of situations we handle every week.

Brickell office building, three rooftop units tripping off on the same August afternoon

Two needed a refrigerant charge and a failed contactor; a third had a capacitor pulling too much current and stressing the others. All three were back online before the afternoon peak cooled off. A maintenance agreement now means they don't reach that point together again.

Fort Lauderdale restaurant, kitchen overheating and walk-in at the edge of safe range

The kitchen mini-split hadn't been serviced in two years — coil coated in grease, drain line blocked solid. Cleaned and restored during a Monday morning closure. The walk-in was a separate refrigeration system, but we documented its condition for their refrigeration contractor so nothing fell through the gap.

Palm Beach retail strip, landlord building a five-year capital plan

We walked all twelve rooftop units across four tenant spaces, documented age and real-world efficiency, and flagged three units for replacement within the planning window — with estimated costs for each. The landlord left with a priced, prioritized list instead of a vague guess.

What drives the price (and why)

  • Number of units and zones — a single-zone professional office and a twelve-RTU retail building are fundamentally different scopes
  • Rooftop vs. ground-level or closet access — rooftop work requires more time, proper equipment, and correct fall-protection protocols
  • Planned maintenance vs. emergency response — a maintenance agreement changes the cost structure, response time, and how much disruption a failure actually causes
  • After-hours or weekend scheduling — work outside standard hours carries a premium that we quote upfront, not after the job is done

You always see the price and approve it before we start. Site ranges are not bids.
