When is a mini-split the right call?

For a room or addition with no ducts, a converted garage, an office, or one room the central system can’t cool.

Are they efficient?

Ductless systems are efficient and quiet, and you cool only the zone you use. We size it to the space.

Do you repair mini-splits too?

Yes — install, repair, and maintenance, for homes and businesses.

Mini-splits go where ductwork can't — the converted garage, the addition the existing air handler can't reach, the server room that bakes by noon, the bedroom that's always five degrees hotter than the rest of the house. You get quiet, zoned, room-by-room control and a price you approve before we drill the first hole.

Exactly what’s included

  • A zone-by-zone BTU sizing for every room or space — an oversized head short-cycles and leaves the air clammy, just like a too-big central system does
  • Wall bracket or ceiling cassette mounted level, with linesets routed cleanly through the exterior wall or along the building with a matching cover line
  • Electrical connection to an existing circuit or a new dedicated circuit — whichever the unit requires, priced on the quote before we order anything
  • Refrigerant charged per manufacturer spec and verified at startup — we measure superheat and subcooling, we don't eyeball the gauges
  • Condensate drain routed to a safe discharge point so a clog can't drip down the interior wall or pool on the floor
  • Per-zone startup test — airflow direction, temperature split, and remote or app pairing all confirmed before we pack up

How the visit goes, step by step

  1. 1
    We walk the space first

Every installation starts with a site walk: where does the lineset exit the wall, what's the wall made of, is there a clear path for the condensate drain, and — for multi-zone jobs — is the outdoor unit location viable and sized to handle all the heads together? We sort that out before you commit to anything.

  2. 2
You see options and one clear price

Single-zone or multi-zone, wall-mount or ceiling cassette — we show you what fits the space and your budget. Labor, linesets, electrical, and any exterior cover trim are on the quote. The number you approve is the number you pay.

  3. 3
Install day — clean and contained

Wall penetration, bracket, and lineset first — then the outdoor unit positioned, wired, and set. Most single-zone installs are a half to full day. Multi-zone jobs can run a day or two depending on how many heads and how the routing works out — we tell you upfront, not after the fact.

  4. 4
    Zone-by-zone startup and walkthrough

We power up each indoor head, verify the temperature split at the supply vent, and confirm the condensate drain is flowing freely. Then we go through the remote or app with you — modes, the sleep timer, and the fan speed settings that actually matter for South Florida's humidity.

Real South Florida examples

The kind of situations we handle every week.

Garage gym conversion, no existing ductwork

Garages in South Florida are ovens by midday. A single-zone wall-mount keeps the space livable during a workout without pulling the rest of the house off temperature or running up the bill — the linesets run up the interior wall and out through the top plate, clean and barely visible once the cover trim goes on.

Home addition, master suite the central system can't reach

Extending ductwork into a new addition is sometimes the right call and sometimes not — it depends on whether the air handler has the capacity and where the trunk runs. When it doesn't make sense, a single-zone mini-split gives the new suite its own thermostat, quiet operation, and exactly the temperature the rest of the house doesn't get a vote on.

Small commercial office or equipment room that needs independent cooling

Server closets and IT rooms can't depend on the building's main system shutting off at five o'clock. A wall-mount sized right for the heat load keeps the equipment in the safe temperature range after hours without running the whole floor. Small offices that lease their own space often go the same route — one zone, one thermostat, one bill they actually control.

What drives the price (and why)

  • Number of indoor heads (zones) and the BTU capacity at each — a multi-zone outdoor unit serving four heads costs more than a single-zone inverter, but less than four separate systems
  • Lineset length and routing complexity — straight through an exterior wall is the fastest and least expensive; routing through an attic, up a rooftop, or around architectural features takes more time and materials
  • Electrical panel capacity — whether we can tap an existing circuit or need to add a breaker and run new wire to the unit
  • Ceiling cassette vs. wall-mount head — cassettes sit flush in a drop ceiling for a cleaner commercial look and cost a bit more for the extra work of cutting and framing
