AC maintenance

Maintenance before summer collects

The August breakdown that strands your family for three days usually starts with something small — a clogged drain, a capacitor running weak, a coil that hasn't been cleaned in two seasons. A spring tune-up is how you find it in April, not when it's 95 degrees and every HVAC company in South Florida is booked out.

Exactly what’s included

  • Evaporator and condenser coil cleaning — rinsed and inspected for mold, debris buildup, or physical damage
  • Condensate drain flush and pan sanitizing to prevent overflow and ceiling or wall water damage
  • Capacitor and contactor inspection and measurement — catching a weakening capacitor before it takes out the compressor on the hottest day of the year
  • Refrigerant pressure check confirming the charge is within spec — we don't add refrigerant automatically; we tell you what we found first
  • Airflow and temperature split measurement across the coil — verifying the system is actually doing its job, not just running
  • A written summary of what was done and what to watch — no upsell list, just an honest account of the system's condition

How the visit goes, step by step

  1. 1
We schedule it before the season peaks

Spring is the right window — before the heat load climbs and before every technician in Broward, Miami-Dade, and Palm Beach is buried in emergency calls. Businesses with multiple rooftop or split units can spread visits across a couple of days to minimize any operational disruption.

  2. 2
The technician works through every system point methodically

Coils cleaned, drain flushed, electrical components measured, refrigerant pressures logged, airflow checked. We follow the same checklist every time so nothing gets eyeballed and skipped because the system 'looks fine.'

  3. 3
We show you what we found — honestly

If everything is in good shape, we say so and that's the whole visit. If a capacitor is reading low or the evaporator coil has mold growth that needs a chemical treatment, we show you the reading or the photos and give you a separate price before doing anything extra.

  4. 4
You get a written record of the visit

What was done, what was measured, what to watch for. Useful for warranty records, for the next technician who works on the system, and for your own peace of mind if something changes before next season.

Real South Florida examples

The kind of situations we handle every week.

Miami home, spring tune-up that avoided a summer crisis

During a May visit, the run capacitor tested at roughly half its rated microfarad value — still running but close to failure. Replacing it during the tune-up cost a fraction of what an emergency call in July would have, with no three-day wait in a hot house.

Broward office building, eight rooftop units before summer

We scheduled the eight units across two days. One had a refrigerant charge low enough to affect performance; another had a condensate drain two weeks from overflowing onto the drop ceiling. Both addressed before the heat season. No tenant complaints, no emergency dispatch, no water damage claim.

Palm Beach vacation home, maintained while the owners are away

The owners are up north from May through October. A spring tune-up confirmed the system was set correctly, the drain was clear, and nothing was reading outside spec. No returning in November to discover the fan motor failed in June and the house sat at 90 degrees for four months.

What drives the price (and why)

  • Number of systems and whether they're residential split systems or commercial rooftop units
  • Condition of the coils — a heavily fouled evaporator may need a chemical treatment rather than a standard rinse, which takes more time and materials
  • Access — attic air handlers and rooftop units require more labor than ground-level or garage systems
  • Whether anything found during the visit needs repair — always quoted separately and approved before any additional work is done

You always see the price and approve it before we start. Site ranges are not bids.
